And so it begins...

We have been following the blogs here for quite some time while we were waiting for NVR approval and need to thank everyone in advance for making us aware of all the little nuances of what to look for to make the process as smooth as possible. Our pre-construction meeting is set for Monday (2/13)  and because of you guys, I think we've ridden our SR like a race horse, exchanging about 200 emails since December and probably know as much as him right now :-)

So here's the upgrade rundown:
  • Elevation B with Brick Front
  • Finished Basement - 3 piece bath rough-in & recessed lighting, no walk out
  • Bonus Room will be used as double office/craft area, brings us to 3788 square feet
  • 1st floor study to be used as guest room.
  • Hardwood: Manchester Gunstock in Foyer, LR, DR, Kitchen/Mudroom, Powder Room and Morning Room
  • Carpet/Padding: Mid-level upgrade - Collinsville Sahara Buff
  • Morning Room (Free with NVR incentive)
  • Kitchen: Scottsdale Maple Cognac cabinets with crown molding, Golden Moscarello Laminate, Gourmet Island, Tiled backsplash & recessed lighting
  • Level III Black Appliance package with alternate layout (microwave next to Frig) and gas conversion on the Range. we have a Jenn Air ceramic top now and hate the look of it after burn marks have fused onto the cooktop and no amount of scrubbing/scraping has made a difference.
  • Upgraded Master Bath
  • Maple Spice cabinets in the bathrooms
  • Optional Side Windows: Morning Room, Family Room, Master
  • Exposed Oak Staircase
  • Garage Door Opener
  • Deck 12x14 
  • Pedestrian/Service Door on side of garage
  • Flood lights in rear
  • Luckily the default interior paint color for this neighborhood is Tan with white trim!
  • 5 Ceiling Fan Rough-ins - Morning Room, Master, Kitchen Island for pendant, Family Room & Bonus Room
  • Added power outlet in master closet for ironing and in garage because there is only one!
  • Wiring: Security System, a few wall mounted power outlets for TVs, speakers in the Bonus Room ceiling with music sourced from the Family Room

    1. Hi and thanks! At first we were only going with the bonus room, and that meant that the kids would be using the main floor family room as their kid cave--which doesnt really work for us :) The only real option was to move forward with the basement which will give them plenty of room, separate from the living area best of all we wont hear the tv from our bedroom which is what happens now, were right above it!

    Note: verify the amp in the extra garage outlet. They added an extra one for us off the Dining room wall, tapping into the Dining room outlet. Turns out our code calls for the Dining room to have 20 amp versus 15. Which means I will have no problem plugging in saws and what not. Maybe the garage is 20 amp standard, but I don't remember. You may want to verify.
    Also, you may want to add and extra outlet on the island so you can have one of BOTH sides.

    1. Thanks for that insight. Im sure amperage would never have come up, but now Ill definitely have the PM looking into it. I remember your note about the island and have that on my own personal punch list to get done in the first week or so that were in.

  3. Love your selections! We are right behind you as our pre-construction mtg is set for 2/22. However, we signed our contract back in August! We've learned so much from other blogs as well. What is your estimated delivery date? We debated between the Ravenna and the Verona and ultimately chose the Verona. Love the Ravenna floor plan and we would have built a "B" as well. Good luck with your build!

    1. Hi Rachel, thanks! Were really into earth tones, so its not hard to put something nice together. We have some ideas for a few accent walls for pop and that makes it easy to accessorize too. As of right now they said 82 days , which would put us around the last week of Apr or 1st week of May. Hoping they stay on schedule because our lease ends 6/31 and we would like some buffer time to put up blinds, get a frig, etc and move some stuff ourselves that we dont want the movers to touch -- Ericka

    2. Congratulations ! My wife and I are waiting for our Pre Construction meeting as well. Really excited and it is so much fun to have so much input in the building process. We are building a Milan in the Hampton Place Community in Charlotte N.C. I look forward to observing your process.
