Tuesday 5/1

Had some off and on rain so that kept the driveway from being done, but that didnt stop the deck/garage stairs, irrigation people, columns and coach lights from going up. The PM is waiting until the last week to do the flooring, which is a great idea.

Wasnt expecting a recessed light here but we like the clean look so...score!
My first (or so) job is to customize this guy (12x14) with a cedar stain, lights, and a siding matched accent color
Something like this but with a darker stain


The stone patio probably wont be done until next year, too many other things to handle

Here is the opener RH installs. I see a lot of people talking about quiet belt-driven openers. 
This one is chain driven and isnt that noisy. Why wouldnt I want to hear my garage opening anyway?

    Check out ReadySeal for the deck seal. I have two gallons in the garage ready for the first weekend following two dry weeks. I did a fair amount of research and liked this the best. Had to order online, no stores carry it.

    I remember Tammi saying she heard the garage door opener in the master bedroom. I found a trick of installing anti vibe pads between the bracket and the ceiling. I don't plan to do it, but for those that care. I'm with you, I am happy to hear it opening.

  2. Everything looks great. As for the garage door opener, we always want the quietest we can get since DH leaves way too early in the morning and we don't want anyone getting woken up by the garage door opener. Our carpet and laminate are getting done right at the very end as well. We like that idea as well. We are getting so close! What day are you closing? We close the 23rd and get our keys on the 25th.

  4. It is very nice..I didn't have any idea on some of the things that you have posted here..It gives me some idea as what to expect when I that stage..I like the fact that you have got it installed in Garage(it makes sense) compared to having it in the basement mechanical area.

  5. Wow! I love the brick steps! Your home is coming along very nicely! We also chose to put a service door in the garage. However, RH will not build the steps. I like your design choice for the steps. We were going to just do three steps down. Actually, we really will not know until we see how far the drop is going to be once the framing is complete. My husband insists on doing it himself along with a pathway. We shall see. Iol. He is going to be very busy when we move in! I already have his honey-to-do-list. lol Now off to check out this nest thermostat and read up on the irrigation control and zone connections. Not sure what they are.

    1. Youre going to have to tell your PM to dig your basement/foundation shallow so that your house will sit taller, that will give you more steps.

  6. Your house looks amazing! Love the brick and your deck. What size is it? We are looking to get one put in, don't think Ryan Homes offered that in our community nor did we ask the question. Congrats on your house!

    1. This one is 12x14, looking at it now a few more feet wouldve been better but since we plan on a stone patio at some point we will have more space for entertaining.

  8. Your house is beautiful! Congrats!I love the brick and am totally jealous that RH will put in a deck for you! They don't do decks or patios here.

    1. Hi Alicia, thanks! Do you mean they are prohibited by your association, or just that RH wont build it?

      We had a talk with the SR about different markets and features, and it all comes down to cost. Ryan wants to make a certain amount of profit and if they cant find a sub that will accept RHs overhead guidelines then they wont offer it.

      We actually reached out to the deck builder and will be having him extend it for us another 48sf for about half of what RH is charging.
