The swamp thickens...



OK so today we walked into this...It had rained last night and we were welcomed with 2" worth of water in the basement. After our WTF moment, we reached out to the SR for some insight. He says that nearly all basements will retain some water and that since we have no power yet and the sump isnt on, there is no remedy until wiring is done and power is on. He also said that they wont even finish the basement until drainage is working properly to ensure no damage to the drywall...

  1. I would ask that all the wood exposed to the water like that be replaced. With this warm weather thats the last thing you want is wet wood. My brother's home (not a Ryan) was exposed to water like this and he had a very serious mold issue and I work with who built with RH had her entire basement covered in black mold.

  2. o geez, thats great advice, thank you. Will be on top of that Monday morning as my PM doesnt work weekends. It appears to be just the bottom piece of wood submerged with maybe 1/8" still exposed. Do you think that merits all the framing coming down?

    In this season I wonder why they even bothered to start the basement.

  3. I'd be shocked if they change it out given that it could just happen again. They probably consider it a "Normal" occurrence during the build. Let us know what they say. You may need to change your Blog to "Rowboat to the Ravenna"

  4. remember that wood is delivered .... rain or shine. Often it sits out in the rain, sometimes gets framed in the rain, etc...
    So while it seems shocking, as long as it can properly dry I don't see an issue.
    That all being said, it is of the utmost importance that you move in with a DE-humidifier. I have had one on since the day we moved in.

  5. OMG no one wants to see something like that, it's actually one of the reasons I haven't gone out to mine since Friday night. I'm sure this happens all of the time, rain happens right, so try to keep your blood pressure at a low level. On the other hand, a nice long conversation about this is much needed. I'm sure everything will be ok, but make sure every item that has crossed your mind is addressed and keep taking lots of pictures.

  6. Ugh, so sorry you're having to deal with this. I would definitely talk to your PM about how he plans to ensure that it is completely dry before your basement is finished.

  7. Thanks everyone, we know its probably common at this stage (and this season) but we hate having to look at it! Were going to clarify with our PM what RH's position is, and try to agree on which steps we fill comfortable with moving forward. --Ericka

  8. Another major concern is verifying that this is coming up through the sump hole and NOT through the footers or some other access point, ugh. We had a bit more rain on Sunday and its supposed to again on Wed. In our current house the utility room has a drain, I wonder why there isnt one anywhere here?

  9. We had a little rain while our house was still wide open and we had some puddles - but this looks like a lot to me. I would just be sure to talk to your PM (like everyone else suggested). Good luck!
